Company Background and Acquisition
TABAK AD Niš, a key entity within the Tender Group, was integrated through a privatization process led by the Privatization Agency of the Republic of Serbia on July 17, 2007. As a result, SC TENDER SA acquired 70% of the share capital of TABAK AD, marking a significant expansion in their portfolio.
Location and Infrastructure
Situated at Kraljevic Marko Street no.23 in Niš, TABAK AD is conveniently located approximately 400 meters from the city’s main pedestrian zone. The area is enriched with educational institutions including the Dositej Obradovic primary school and nearby faculties of Law, Economics, and Safety at Work. The total land area owned by the Republic of Serbia measures 19,025 m², with TABAK AD holding usage rights recorded in the land registry. Of this, 14,162 sqm is designated as free construction area.
Development Potential and Urban Planning
According to the General Urban Plan, the site is designated for development into a business and shopping complex. Permissible activities include trade, exhibition and trade fairs, hospitality, healthcare, education, children’s facilities, cultural and social institutions, administrative services, commercial services, manufacturing, services, and recreation.
Property Details and Facilities
Initially, TABAK AD owned all buildings on the premises. Over time, some properties were sold either voluntarily or through forced execution, leaving the company with:
• A building area of 242 m²,
• An administrative building covering 332 m²,
• An awning-garage of 290 m².
Efforts are underway to convert or transfer the ownership of the 14,162 sqm land area. The properties are well-connected to essential urban utilities including municipal water, sewage, telephone networks, internet, and an electrical distribution network featuring its own substation with a capacity of 430 kW.
